On Saturday I saw a listing for 1482 sq/ft, 2 bed / 2.5 bath condo in North Park (32nd St., south of University. It’s a bank-owned foreclose, listed in October for $399,990, down to $359,990 on December 22nd. On Monday I went over with my real estate agents to get a look inside. 1482 sq/ft is the largest condo I’ve seen in the price range. The 2 bedrooms were upstairs (15×12 master with large bathroom and walk-in closet; 14×11 2nd bedroom with bathroom and walk-in closet). Attic access from drop down stairs, laundry in the upstairs hall between bedrooms. The layout and spacing upstairs was good enough that I could keep the Cal King and still set up a large desk where I work several nights a week.
Downstairs, the kitchen has tiled countertops, decent appliances and cabinets, but nothing special. There’s a small dining room area, and then a decent sized living room with a fireplace. There’s a one car garage with access from the kitchen, and an additional parking spot next to the garage.
The building (built in 1988) has 4 units total, an alley behind the building to access the garage (which was suprisingly clean for an alley). The other 3 units are all owner-occupied. The specific area in North Park wasn’t the greatest, but supposedly it’s one of the ‘up and coming’ areas of SD…. but who knows if that’s true. Most of the neighboring buildings on the street are single family homes, which is good. It’s a few blocks from the 805, 2 blocks from University Ave., and a short drive to Hillcrest or Downtown.
I’m still planning on waiting until the Spring to get serious about looking for properties, but it’s always nice to find a place that I could both afford and picture myself living in. I might take this opportunity to write a ridiculously low offer on the property, say $300k, just to learn what the process is like.
